East & North-Facing Plots in North Bangalore
How the direction of your road shapes your home
Plot facing — the direction of the road in front — affects light, heat, Vastu and price. Here is how to choose, with tips for picking a plot at Prestige Olive Oak.
Why Facing Matters
In Bengaluru, east- and north-facing plots are traditionally preferred: morning light enters the front, afternoon heat falls on the rear, and both are considered favourable in Vastu. As a result, they often sell faster and sometimes at a premium. West- and south-facing plots can be equally liveable with good design and are often better value.
| Facing | Light & heat | Vastu view | Typical demand |
|---|---|---|---|
| East | Morning sun at front | Favourable | High |
| North | Soft, even light | Favourable | High |
| West | Afternoon sun at front | Neutral with design | Moderate |
| South | Strong sun, needs shading | Often avoided | Moderate; value buys |
Choosing a Facing at Prestige Olive Oak
- Ask for the plot plan with north marked and road widths shown
- Shortlist two or three plots across facings in case your first choice is allotted
- Check whether a facing premium applies in the plot-wise cost sheet
- Consider what lies opposite — park, clubhouse, another plot or a utility area
Facing is one of many factors; road width, neighbouring land use and plot shape matter too. See corner plots and park-facing plots.
