Khata

Khata in Bangalore Explained

The record that ties your property to the local body

Khata is the property account in the local body's records, used for property tax and many approvals. Here is how khata works for plots in and around Bengaluru.

What Is a Khata?

A khata is an entry in the local body's assessment register identifying a property, its owner and its details for property tax. It is needed for building-plan approval, utility connections and often for loans and resale. A khata is not by itself proof of title — title comes from the chain of registered deeds — but a property without the right record faces practical hurdles.

Which system applies depends on where the land lies: within the city corporation area, records are handled through the corporation's system (including e-Khata); in gram panchayat areas, through the state's e-Swathu system.

Common Khata Terms

TermMeaning (simplified)
A-KhataProperty assessed as fully compliant in corporation records
B-KhataProperty recorded for tax but with deviations or irregularities
e-KhataDigitised khata in the corporation's online system
e-SwathuOnline property records for gram panchayat areas
Form 9 / Form 11e-Swathu property forms for panchayat-area properties (e.g. approved layout properties under Form 9)

Karnataka has been extending digitisation and regularisation schemes, so rules evolve. Confirm the current position for your specific plot with your lawyer.
