Encumbrance Certificate

Encumbrance Certificate in Karnataka

Proof of what has been registered against the land

An encumbrance certificate (EC) lists registered transactions on a property for a period. It is one of the quickest ways to spot mortgages and prior sales. Here is how to use it.

What an EC Shows

An EC is issued by the Sub-Registrar's office and lists registered transactions — sales, mortgages, gifts, leases, releases — for a property over the period you request. In Karnataka, an EC showing transactions is commonly referred to as Form 15, and a ‘nil’ EC (no transactions) as Form 16.

FormMeaning
Form 15Lists registered transactions in the period
Form 16Nil encumbrance — no registered transactions in the period

How to Get an EC

  • Apply online through the Karnataka registration department's Kaveri services for digitised records
  • Or apply at the jurisdictional Sub-Registrar's office
  • Provide survey / property details, period and fees
  • For older periods not digitised, a manual search may be needed

How to Read It

Cover the Full Period

Ask for at least the period your lawyer advises (often 30 years).

Mortgages

Any mortgage should have a matching release.

Match the Chain

Transactions should match the title deeds.

Limits

An EC shows only registered transactions; unregistered agreements or disputes may not appear.

For Prestige Olive Oak
