Many projects, including Prestige Olive Oak, collect Expressions of Interest (EOIs) before launch. Here is what an EOI is, what it is not, and how to protect yourself.
What Is an EOI?
An Expression of Interest is a pre-launch registration in which a buyer pays an amount to signal interest and secure priority in plot or unit selection at launch. It is usually refundable and does not by itself create a binding sale. Developers use EOIs to gauge demand and plan the launch.
Prestige Olive Oak's EOI is advertised at a rate of ₹10,000/sq.ft. with launch expected on 10 December 2026.
What an EOI Is Not

- Not a substitute for the registered agreement for sale
The Legal Backdrop
Under RERA, projects above the threshold must be registered before they are advertised, marketed, booked or sold, and a promoter cannot accept more than 10% of the cost as an advance before a registered agreement. That is why EOIs should be limited, refundable and documented. See RERA explained.
