Title Deed & Mother Deed
Tracing who owned the land — and whether they could sell it
Clean title is the heart of a safe plot purchase. Here is what the title deed and mother deed are, and how to check the ownership chain.
Definitions
The title deed is the registered document (usually a sale deed, gift deed, partition deed or similar) that transfers ownership to the current owner. The mother deed is the earlier document from which the current ownership flows; in practice, buyers trace the chain of title deeds back over several decades — commonly 30 years or more — to confirm that each transfer was valid.
For a plotted development, the chain covers the land parcel before it was converted and divided, plus the developer's rights (ownership or a joint development agreement with landowners).
What a Title Report Checks
Unbroken Chain
Every transfer in the chain is registered and valid.
All Owners Joined

Developer Rights
Ownership or JDA / GPA with landowners.
Litigation
No pending suits or attachments.
Land Reform / Grants
Restrictions on granted or reform-affected land.
Encumbrances
Mortgages and charges cleared.
Red Flags
- Gaps in the chain or unregistered transfers
- Missing signatures of legal heirs
- Power of attorney sales without clear authority
- Government-granted land with transfer restrictions
- Pending litigation or attachment orders
