Land Conversion in Karnataka
Why the conversion order matters for every plot
Most plotted developments around Bengaluru are built on land that was once agricultural. It must be converted for non-agricultural (residential) use. Here is what that means for buyers.
What Is Land Conversion?
In Karnataka, using agricultural land for non-agricultural purposes such as residential layouts requires conversion under the Karnataka Land Revenue Act (commonly called ‘DC conversion’, as it is processed through the Deputy Commissioner's office). The conversion order specifies the survey number, extent and permitted use. Recent amendments have aimed to simplify conversion where the use is consistent with an approved master plan — your lawyer can confirm the current process.
Without valid conversion, a residential layout cannot be legally approved, so this is one of the first documents to check.
What to Check in the Conversion Order
Survey Numbers
Match the survey numbers and extent with the RTC and layout.
Permitted Use
It should permit residential use.
Applicant
Applicant should match the landowner on record.
Fees Paid
Conversion fines/fees paid as per the order.
