Plot sizes are as advertised and subject to the approved layout. What you can build depends on the approved building bylaws — setbacks, ground coverage, floor-area ratio and height limits — and the plot's road width. Ask for the plot's exact dimensions and road frontage in writing.
How to Read a Plot Plan Before You Book
The official plot plan for a pre-launch layout is finalised once the layout is approved by the planning authority and registered with Karnataka RERA. Until then, treat any plot plan circulating online as indicative. When the official plan is released, check each plot's exact dimensions (not just the area), the road width in front, facing, whether it is a corner or park-facing plot, the distance to the clubhouse and any transformer, STP or drain nearby.
